- Pre-pandemic, the main selling point of living near the major business districts is the convenience they provide in moving to and from workplaces without having had to go through heavily congested roads. While owning properties within these areas may not always be an option to average employees, the secondary rental market has been popular wherein a single unit is shared by more than one tenant along with the rental payments. As the pandemic-induced work-from-home (WFH) arrangement and the agile workforce become an option, decent housing demand is expected to further shift towards the nearby areas outside Metro Manila where property values remain significantly lower.
- The greater emphasis of property buyers on open space integration in residential condominium developments will be among the redeeming features of the market in Metro Manila. Due to the pandemic, housing demand has been shifted towards less dense areas in the nearby urban areas.
