TOKYO, August 7, 2023 – Cushman & Wakefield (NYSE: CWK), a leading global real estate services firm, announced today that Cushman & Wakefield Asset Management K.K. (hereafter referred to as CWAM), has completed the construction of LF Tsukuba External Link, a multi-tenant logistics facility located in Tsukuba City, Ibaraki Prefecture. The Completion Ceremony held on August 4, 2023 was attended by Muneo Gomi, Vice President for Hazama Ando Corp., Yoshiyuki Tanaka, Senior Executive Director, Capital Markets, CWAM and other related parties.

LF Tsukuba is located approximately 7.8 km from the Sakura-Tsuchiura interchange on the Joban Expressway and approximately 8.0 km from the Tsukuba-Chuo interchange on the Ken-O Expressway. This strategic location extends the facility’s coverage not only to the northern Kanto and Tohoku regions, but also to a wide area of the Tokyo metropolitan area without going through central Tokyo via the Ken-O Expressway. It is also favorable from an employment perspective, as there are approximately 100,000 workers within a 15-minute radius of LF Tsukuba and approximately 300,000 workers within a 30-minute radius of LF Tsukuba.
Features of the Facility
LF Tsukuba is a multi-tenant logistics facility with five storeys above ground, a total floor area of 71,000 sqm on a 30,000 sqm site. The facility is designed to facilitate efficient logistics operations with 45-foot container trucks having direct access to berths on the first through fourth floors. It can accommodate up to eight tenants, with a minimum floor area of approximately 5,455 sqm. The fourth and fifth floors offer maisonette-type space with an emphasis on storage efficiency. There are 230 parking slots to meet various tenant needs. The building also provides a convenient and comfortable environment for facility users, with cargo receiving areas (slip processing rooms, restrooms, and toilets) provided for each tenant, as well as a cafeteria and store in the common area.

LF Tsukuba has obtained BELS (Building-Housing Energy-efficiency Labelling System) 5-Star, and ZEB Ready certifications, and is scheduled to obtain the CASBEE (Comprehensive Assessment System for Built Environment Efficiency) A Rank. The building’s exterior walls will be made of highly insulated and durable sandwich panels, while the roof will be equipped with a photovoltaic power generation system. It also has a 24-hour emergency power generator to meet BCP requirements.
