Foreign chemical manufacturer: Turning Its Factory To A Sustainable Facility
01 THE CHALLENGE
A foreign chemical manufacturer owned a factory site at the Ibaraki Prefecture with a 13,000 sq m building and 73,000 sq m expansion space. Film productions used it before it was shut down in 2013. Since then, the client spent both significant costs and effort to upkeep the dormant site.
The client requested Cushman & Wakefield's help to sell the site. Our team supported with marketing strategy and execution. We also represented the client in negotiations with potential buyers.
02 THE SOLUTION
Cushman & Wakefield first analysed the site's proximity to highways and railways. Based on this and other valuation criteria, we concluded that the site could be best used by companies whose operations required less labour.
In 2018, there was a rising demand for recycling facilities due to global efforts to ban plastics and reduce pollution. We saw this as an opportunity for the space. With this in mind, we ran a marketing campaign, including online and offline promotions, to target owners of recycling businesses.
03 THE RESULT
Eventually, the client was able to sell the site to a European company running a recycling business.
The client enjoyed a favourable transaction value, terms and conditions, and on-time deal closure. It also saved a significant cost from not demolishing the old building.
Moving forward, the new owner plans to transform the former production site into a recycling facility that meets Health, Safety, Security, and Environmental standards in the long term.
