The role of Project and Construction Management
Project and Construction Management involves several stages and several professionals, from conception, planning and execution, to the delivery of the space ready for operation, as Marília Marcon, Project Manager at Cushman & Wakefield explains: ''the main pillar of of Projects and Work is to act as the bridge between the different stakeholders involved, to be the point for the alignment of communication, and thus reach the final result according to defined expectations'', he comments.
There are small projects that take weeks, while larger projects can last several months and even years. Regardless of scale, a successful project requires well-established planning, processes and methodologies. Following these steps, which are very well structured and defined, is essential for the project to proceed as planned.
The following are the general phases of Project and Construction Management:
Diagnosis and scoping
It all starts by understanding the client's wishes and needs and then developing an exclusive methodology that meets the specifics of the project in question. From there, the ideal management and contracting model is defined, as well as the scope to be delivered and the professional team involved.
All projects are designed according to the client's wishes and needs: ''if the client is looking for agility, we can propose a design-build project, which is centralized in a single company responsible for the development of the project and work, like a construction company or architecture office, for example. On the other hand, for the client whose priority is cost, we can suggest the design-bid-build, which divides the project into more phases and works through competition between providers after the project is issued,'' explains Marília.
Execution
Time to put the defined scope into practice. This stage of Project and Construction Management includes all the hiring and acquisitions necessary for the execution of the work. Each professional on the team focuses on monitoring their area of expertise. Basically there are two fronts:
• Management of the work's operational issues: contact with suppliers and service providers, monitoring of the work performed, quality control, inspections and the like.
• Management of project administrative issues: monitoring of bureaucratic issues, budget and schedule management, accountability and presentation of reports to the client are some of the tasks performed.
Delivery
Project delivery is as important as the initial stages of Project and Construction Management. At this point, there is a very important phase, which is to carry out the project handover: ''we carry out quality control and ensure that deliveries meet customer expectations and Cushman & Wakefield's standard requirements, in addition to providing all the necessary documentation for operation, including operating manuals for equipment and the like and training of the team that will operate the space'', explains the Project Manager.
In addition to all this documentation, the delivery stage also involves the presentation of value-to-fee reports, reporting the savings generated by contracting the Project and Construction Management service.
