What does the Operations Manager do?
For Ronaldo Mazarotto, Operations Manager and responsible for managing the WT Morumbi condominium, proximity to the client and occupants is the secret to performing a good service in condominium routines. Heading the operation since 2019, he has worked for Cushman & Wakefield for more than 10 years, and in this article he represents the approximately 100 Operation Managers and the nearly 300 employees who are the eyes of the company's Property Management area.
The Property Manager's role goes far beyond managing the team, he is responsible for performing tasks such as planning the annual budget, in addition to strategically thinking about initiatives to add value to the enterprise and care for its image.
A practical example of this was the recent initiative to present some areas with the condominium to the occupants. Baptized as a tour, this group of people is invited to visit places such as the helipad, the power plant, among others: “Many times people have only heard about these places, but have never been there and do not even know how they work. We selected a script and programmed this tour to introduce the areas,’’ explains Ronaldo.
The reflection of this and other actions to get closer to occupants and users comes through great feedbacks. Recently, a survey conducted among users showed high levels of satisfaction in relation to the condominium and the work provided by Cushman & Wakefield.
Implemented well-being initiatives also show the concern of Cushman & Wakefield and WT Morumbi with the well-being of service providers. From cleaning, security, maintenance, parking, administrative professionals, everyone can enjoy a rest space, with armchairs and a library at their disposal. The expectation for the coming months is to bring even more amenities to this environment.
Comprehensive support provided by a specialized team
There are about 150 service providers involved in the operation of the common areas of WT Morumbi and an average circulation of 2,500 people per day.
Cushman & Wakefield's Property Management team at WT Morumbi is responsible for controlling the condominium's financial transactions, primarily aiming at agility and transparency in the rendering of accounts.
Controlling operational routines and mandatory documentation of the enterprise is also part of the routine of this team. Validities, needs, obligations, all of this is controlled by Cushman & Wakefield professionals: ''although there are standard documents, each project has its particularities, in the case of WT Morumbi we have, for example, the LEED certification, which proves the efficiency of the building, and the Wheel Guide, which attests to the complete accessibility of the facilities. This type of certification needs to be constantly renewed,'' says Ronaldo. The team also works on the Workplace Emergency and Abandonment Plan, with periodic drills.
Work routine is composed of judicious processes
Each area of activity has a group of procedures developed by Cushman & Wakefield, as well as procedures designed by the client, when they exist. The Property Management team's mission is to ensure that these procedures are followed correctly. The same applies to preventive and corrective maintenance processes, cleaning routines, safety and others.
‘‘We started the day by doing an inspection of the entire property. All employees circulate through the condominium areas. Regardless of the role, everyone has a critical and trained eye to identify points for improvement and care for the condominium image, as well as the high standard of demand for the services provided by Cushman & Wakefield,'' says Mazarotto.
The manager also explains that the operation joined the free energy market, which makes it possible to purchase electricity through direct negotiations with generators and energy traders and choose the most attractive supplier. It is a very interesting adhesion, but one that requires constant work.
