Currently, the most valued regions are concentrated close to the largest consumer markets, such as large capitals, making it possible to meet the growing demand for fast deliveries.
The state of São Paulo leads with 63% of the national stock, and the main markets are located in the municipalities of Cajamar, Guarulhos, Barueri and Grande Campinas.
In addition to the existing potential on the Rio-São Paulo axis, the state of Minas Gerais has been standing out as a viable and high-quality option for the logistics of large centers for the state's local industry, serving as a logistics hub for the other states, in addition to count on an excellent state program to encourage the installation of industrial and logistics companies.
Featured locations as logistics hubs
Cajamar: A city with 77,000 inhabitants, located just 30 kilometers from São Paulo, Cajamar has consolidated itself in the pandemic as the largest hub of high-end logistics condominiums in the country.
There is a strong trend towards concentration in Cajamar by companies that operate so-called marketplaces, such as Mercado Livre and Amazon. This is because of the growing appeal of so-called express deliveries to São Paulo.
In addition to being less than an hour away from the capital, Cajamar offers direct access to the Bandeirantes and Anhanguera highways and the Rodoanel.
Guarulhos: Connected to São Paulo and Rio de Janeiro due to the inauguration of the Presidente Dutra and Fernão Dias highways in 1950, Guarulhos attracted the installation of industries along the highways. Over the years, major road works have made access to the region even easier, such as the East and North sections of the Rodoanel.
The privileged location and the presence of important highways, combined with the consolidation of air transport, covering the largest airport in Brazil, South America and one of the largest in the world, contributed to Guarulhos becoming a strategic distribution and logistics center.
It is in this hub that the distribution centers of two retail giants are located: Magazine Luiza and Mercado Livre.
Campinas: One of the most important cities in São Paulo, Campinas is home to an excellent logistics hub. The highlight is the large number of resident technology companies and the Viracopos airport, the largest cargo in the country.
Five of the most important highways in Brazil cross Campinas and connect it with the main consumer markets. In addition to the privileged road network, the combination of road, air and rail transport makes Campinas strategic from a logistical point of view.
Extrema: The municipality of Extrema, located in the southernmost region of Minas Gerias, has become one of the main logistics hubs in Brazil in recent years, with a total inventory of over 650,000 m² and large areas still under development. The region is home to large logistics operations and online retail companies such as Mercado Livre.
Extrema is the first city in Minas Gerais along the BR 381, in the direction of São Paulo - Belo Horizonte. Until the mid-1990s, industries were attracted there due to the proximity to the city of São Paulo, with just over 100 km.
Around the year 2000, tax incentive policies, combined with the logistical facilities promoted by the works carried out on the BR 381, changed the dynamics of the region.
As a result of the policies adopted and the strategic location in relation to the main consumer markets, the region attracted distribution centers of large companies.
