Steel Business Center Discover the history of the traditional enterprise managed by Cushman & Wakefield

Inaugurated in 1995 and acquired in 2017 by Barzel Properties, the Centro Empresarial do Aço – CEA has been managed by Cushman & Wakefield since 1998. The building recently underwent an important retrofit, and continues to promote constant improvements and innovations.

Renato Franciozi, Operation Manager, who has been working with Cushman & Wakefield for over 10 years, tells us a little about the work that has been developed with the owner and occupants of the CEA.

How it all began

The building with 69,343 m², located in front of the Conceição do Metro Station, in Jabaquara, was built to be the central office of the former Cosipa (Companhia Siderúrgica Paulista), current Usiminas, a company in the steel sector, national leader in the production and sale of steel plans. This explains the constructive characteristic of the building, with a steel structure, which does justice to the segment in which the company operates.

One of the great differentials of the development is its apparent metallic structures, in addition to the ceiling height that goes from the ground floor to the top floor. An innovative construction, which, together with the modernizations carried out over the years, remains attractive until today.

Property Management Cushman & Wakefield

In addition to the Manager, Cushmana & Wakefield's Property Management team located at CEA also has a Technical Director, Concierge, and Financial Analysts. There are approximately 65 third parties managed, including cleaning, security, parking, gardening, reception, etc., and around 1,000 people circulating daily through the condominium.

Among the occupants are financial institutions, companies in the automotive sector, equipment and home appliances, and Usiminas itself, which became the building's tenant.

Renato says that the property is concerned about its impact on the environment, with a Solid Waste Management Plan and Selective Waste Collection. It also has a water supply system through an artesian well, which together with a treatment station makes the development self-sufficient in water, and protected from seasonality and possible rationing by the concessionaire. The infrastructure has an area for docks and support for the operational team, including a project for a decompression room for employees who provide services at the enterprise.

Tenants and service providers can take advantage of great spaces for events and activities, an advantage provided by the architectural characteristic of a horizontal construction and little verticalization. The condominium itself promotes special actions on commemorative dates, organized by the Concierge and publicized through internal newsletters.

Renato talks about taking care of every detail: ‘‘between the CEA and the Metro there is a small square, used as access to the building, whose cleaning and maintenance is carried out by us in partnership with the Metro’’, he explains.

One of CEA's oldest collaborators, Lúcia Helena Gomes has been part of the building's administration for 10 years, and tells about some of the transformations she has witnessed over time: ''when I started at CEA, in 2013, the financial work was done entirely by the condominium. Today we have the Cushman & Wakefield SACC, a centralized team prepared to support financial routines. The facilities became more modern, and several events became part of the routine, bringing news to the tenants’’, he concludes.
