Needs analysis  

Which new location would be the right one? How many square metres are needed? Or does it perhaps make more sense to stay in the existing space? And how well can these accommodate a new workplace concept? Right at the beginning of your possible relocation considerations, we are at your side and provide you with strategic advice. In line with your corporate goals, we determine your future space requirements and define the exact requirements for your future office. On this basis, we then analyse both your existing property and possible rental options in preferred locations. In the end - underpinned by financing models for both options - you have a solid basis for your decision: to move or not? If you stay, we will be happy to take on the conversion and remodelling of your existing space together with our colleagues from Project & Development Services.

Searching and leasing

When your relocation plans become concrete, we work with you to draw up a detailed requirements profile for the new property, including a weighting of the individual parameters. On this basis, we scan the market for suitable offers and can thus present you with exactly those properties that really suit you and your plans for the future. You then decide which areas you want to view. We accompany you, take a close look at all the details with an experienced professional eye - especially those with which you yourself are perhaps not so familiar, such as the technical equipment - and then prepare a clear evaluation that shows exactly to what degree each of the individual properties meets your criteria. In the favoured properties we check the space efficiency, determine the costs per workplace and give you an overview of the expected costs for the next few years - including relocation costs. So you can make your decision. Audit-proof. In the long term. And with a good feeling.

03  Well supported into the new space 

Support during lease negotiations and relocation

As soon as a property has decided on, we enter into lease negotiations with the owner, with you or on your behalf, and negotiate the optimum conditions for you - just as we also terminate your existing lease at the optimum conditions for you. We are also happy to address your individual wishes and find a satisfactory solution for both sides. Because, just like you, we are interested in establishing a good long-term relationship between both parties. Even after you have moved in, we will keep an eye on your lease and its key dates and deadlines and advise you on adjustments in line with the market and renegotiation potential. We are also happy to support you before and during your move: for a fresh, modern workplace strategy or the design of the space, we are happy to call in our colleagues from Workplace Strategy.
