The Challenge
Building on their brand success, J.P Boden & Co needed to expand their current head office to accommodate growth and agile working. There original space was dated, dark, and not conducive environment for leading clothing design company. The client visualised an open connection from the main office of Boden House into a newly refurbished warehouse/hanger space to the rear, creating one large single building. The concept was to bring the two buildings together having an industrial open plan look and feel office space with exposed and feature services throughout. Improve circulate routes through the building was a key consideration to the client.
The Solution
Cushman & Wakefield London Project & Development Services team was to provide Project Management, Contract Admin and Cost Consultancy Services for the project which is procured under traditional single stage contract. The team assembled and managed the design team required to deliver the scheme. Cushman & Wakefield facilitated an intense Value Engineering period to identify savings of £1.5m without impacting on the clients design intent.
Works involved the complete refurbishment of the Hanger space that was previously predominately used for just storage. The construction included complete strip out, installation of a fully insulated cladding system including new windows, an insulated roof deck for car parking, incorporating new skylights and all new services and plant. The interior works comprised the installation of new mezzanine levels, an amphitheater for town hall meetings, Crittall style windows/glazed partitioning to meeting rooms, new canteen and open plan work space with bespoke review rooms and a unique storage solution for Boden clothes and samples.
