Real Estate Appraisal in Japan for Singapore Exchange Listed REIT

01 The Challenge

ParkwayLife REIT ("PLife REIT") is an S-REIT listed on the Singapore Exchange, specializing in healthcare assets such as hospitals and nursing homes. As of December 31, 2020, it owned a total of 54 properties in Singapore, Malaysia and Japan. For this project Cushman & Wakefield team provided real estate appraisal services for 10 nursing homes out of the 50 properties owned by the REIT in Japan.

02 The Solution

Cushman & Wakefield has extensive experience in the appraisal of core assets such as offices and apartment buildings, as well as non-core assets such as nursing homes. In addition, our experts have also been providing consulting services to ParkwayLife REIT regarding nursing homes in Japan. This time, four project members performed real estate appraisal for 10 such facilities.

03 The Result

Despite the COVID-19 pandemic, the valuation team was able to carry out the work without delay and submitted the real estate appraisal report by the deadline. Cushman & Wakefield’s property valuation is included in the ParkwayLife REIT’s Annual Report 2020.
