PROJECT BACKGROUND

Dexcom is an industry leader that develops, manufactures, and distributes glucose monitoring system for diabetes management. This glucose monitoring technology helps patients and healthcare professionals around the world to better manage diabetes. As its business continues to grow globally, Dexcom has decided to establish their Global Business Services operations in the Philippines. 

As a start-up company in the Philippines and with the intention to attract more talents, Dexcom's office was built with modern and world class design, equipped with high-end technologies and facilities that promote dynamic work settings. Dexcom wanted to ensure that their office is not  a typical workplace, but an office with plenty of collaborative spaces for exchanging ideas, lively environment that boost employees mood, and an ergonomic friendly facility that their employees would enjoy.

01 THE CHALLENGE

  • The building was not yet completed when the leased spaces were handed over to Dexcom. The Landlord's major pending deliverables include water tightness of the building, completion of common areas and building utilities, which affected the overall project timeline. Water leaks were experienced during heavy rains which delayed the construction and incurred damage to the site.
  • Dexcom's safety concerns for their target go live day in their new office was a great challenge to the project. The main entrance and exit of the building cannot be accessed as the Bureau of Fire Protection (BFP) insisted not to remove the barricade and overhead protection (OHP) of the base building. Landlord proposed to use  the back entrance where  construction  was ongoing, but this was immediately declined  by the project team, as this was a high risk for the safety of the employees. Another concern was only one passenger elevator was operational, which cannot accommodate the expected 400 employees who will move in to the new office.
  • Unavailability of proper documentation and permits required by Philippine Economic Zone Authority (PEZA) was also a challenge, which became a risk for Dexcom's migration from their temporary space to their permanent office.

02 THE SOLUTION

  • The project team strategically updated the project timeline considering the delays on Landlord's deliverables. Construction was done by phasing to meet the target project completion. Simultaneous works were executed by the main contractor and building's general contractor in order  to complete Landlord's deliverables. The project team diligently tracked their pending works and ensured it will be completed on the agreed timelines.

  • The project team initiated to go directly to Bureau of Fire Protection (BFP) to discuss the issues on the barricade and overhead protection (OHP). BFP provided list of items/requirements for the removal of barricade and OHP, which were coordinated by project team to the Landlord. The project team closely monitored Landlord’s compliance on BFP's requirements and ensured that the main entrance and exit will be ready prior to the move in schedule. Frequent meetings were initiated by the project team with the Landlord to discuss the timelines for elevator installations, testing, and commissioning. The schedule provided by the Landlord was closely tracked and any delays were escalated immediately to make necessary adjustments.

  • As Dexcom's operation team were not yet fully established, C&W's move management team took the lead in collating all necessary documents required by Philippine Economic Zone Authority (PEZA) for their transfer to their permanent office. The move management team led the discussion and coordination with PEZA and ensured all documents will be filed properly, and all the necessary permits needed for their office migration will be acquired.

03 THE RESULT

Cushman & Wakefield provided Dexcom with end-to-end solutions to their project requirements, from leasing, project management, cost management, move management, and contracts administration services. Our ability to provide packaged services and our expertise in delivering PEZA projects were the key factors for the success of this project.

Moreover, Dexcom's first office in the Philippines will not be completed successfully without the power of collaboration, strategic approach, and diligent coordination with all project stakeholders and authorities exerted by the entire Cushman and Wakefield team.  Remarkably, our one team one goal approach is very essential to ensure successful delivery of every project.
