The data centre sector remains in strong growth mode with robust cloud demand and the rise of AI. Cloud growth characterized the spike of data centre growth in recent years, however moving later into the decade, it is forecast AI revenue to grow exponentially alongside cloud to drive the sector forwards.
Cloud & AI driving demand for power, increasing server densities, cooling requirements

The rise of generative AI has had a major impact on the sector, resulting in several data centre players reevaluating their data centre development strategies. AI data centres can be broadly divided into two categories – a) training facilities where AI models learn their applications on large datasets, and b) inference facilities that deploy AI applications for users.
Training facilities are notably less latency dependent than traditional data centres, so site selection can be adapted as it is less latency sensitive compared to cloud deployments. However, inference facilities will remain proximal to cloud regions, which for Korea are primarily within the Greater Seoul Area.
The design of data centres has been forced to change to remain relevant with today’s technological shifts. Rack densities are increasing with the new requirements, as well as the intensity and sophistication of cooling technologies. Globally, average server rack density ranged from 5 to 30 kw / rack in 2021, however by 2025 it is to range from 30 to 120 kw / rack. Therefore, it is imperative that data centre design plans for future scenarios with regards to rack density, ability to cool, to ensure it can serve its customers.
