A Home for All - Vietnam Social Housing Report 2023

By the end of 2023, Vietnam will reach 100 million people, ranking 3rd in the ASEAN region, after Indonesia and the Philippines, and 15th in the world.

The urbanization rate of the country increased from 20% in 1993 to more than double in 2022 to 41.7%. Housing prices in Vietnam are currently about 20 times higher than the annual per capita income, making it increasingly difficult for Vietnamese to achieve home ownership.

This situation requires urgent balancing measures with social housing as a tool to ensure social security and promote the sustainability of the real estate market.

To have an objective view of the domestic market, Cushman & Wakefield has compiled information on social housing strategies from other exemplary countries in the region and insights on the development of Vietnam’s social housing market since the term was legalized.
