Seven years after its construction, whoever passes through Rua Sansão Alves dos Santos, in the Berrini region of São Paulo, continues to be impressed by the unique structure of the Arquiteto Carlos Bratke building.

Its 28,000 m² area was designed by the renowned architect, who no wonder had his name stamped on the facade. The project is one of the references in architectural design in the city and all the details that differentiate the work bear the signatures of the builders Bratke Collet and Engeform.

High standard construction and excellent technical characteristics

Due to its high technical characteristics, good corporate image and LEED sustainability certification, the Arquiteto Carlos Bratke building won the A+ rating, and is part of the select group of the best buildings in São Paulo. 

Among the main features are:

• State-of-the-art power generators
• Elevators with smart call
• Attached Auditorium
• Good availability of parking spaces
• Bike locker and locker room for users

The building has a common area with landscaping that includes decompression, as well as a cafe on the ground floor. The excellent location, just one block from the Berrini station and the surroundings full of shops, restaurants, bank agencies and hotels are also some of the attractions.

Sustainability as a way to generate savings and assist occupants in their ESG goals

Engineer Flavio Martins, Managing Partner of Construtora Bratke Engenharia, says that the building has been committed to environmental issues since its inception, having LEED Core & Shell sustainable certification (construction) and also LEED O+M (operation and maintenance), in addition to INMETRO PBE Edifica seal: ''very few buildings in São Paulo have the INMETRO PBE Edifica high energy performance seal and the Architect Carlos Bratke building has this certification, in addition to the LEED Core & Shell and O+M certifications''.

Everything was planned under the concept of rational use of resources to generate more savings and quality of life. From easy accessibility to thermo-acoustic insulation, from minimizing the environmental impact to the intelligent occupation of spaces, the Arquiteto Carlos Bratke Building incorporates the most current concepts of sustainability and productivity. The building set was designed in organic shapes surrounded by green glass to ensure maximum use of natural light. Supported on a reflecting pool, the development is surrounded by a unique landscaping, designed in 1,500 m² of green area.

For occupants, being in a certified building has numerous benefits. One of them is the savings generated by having an efficient operation in terms of water, energy and materials incorporated. These points seek to optimize the operation as a whole and represent savings for the condominium owners.
