IWMS - Integrated Workplace Management System is an integrated workspace management system tool. Its main purpose is to assist in the management and operation of office spaces, identification of uses for each area, allocation of people and departments, and management of movements, including control of some financial information and management of the real estate portfolio.

The software has several vendors in the market, with global scope, and typically modular format. Some of them are FM Systems, IBM Tririga and Serraview.

Functionalities

Managing workstation and meeting room reservations

Fundamental for hybrid working models and space optimization, being able to provide real data of use and occupation of space, for evaluations on changes in the real estate portfolio. Some even allow connecting with sensing data, for example, presence sensors identify which tables are free and which are occupied throughout the day.

Space management

Simple and intuitive screens, with graphic and visual filters, which can spatially show the different categorizations and their distributions in space. For example, when activating the visualization by the department filter, it is possible to see through different colors of the plant where each area is allocated. You can also categorize each space according to its noise level, and by activating this filter, you can visualize how areas with different sound impacts are distributed. It also has a stacking view of the floors.

Movement management

Call opening forms and movement simulation available to assist in decision making and integration with the departments involved.

People directory

From the information load, the IWMS can bring up directories with information about people and their allocations in space.

Financial reports

Also from the information load, IWMS provides reports such as the area occupied by each department, person, etc., helping in financial and accounting processes.

Portfolio management (Real Estate)

It helps with a centralized and comprehensive view of the entire portfolio of properties and leases, helping with more assertive decisions, optimizing courses, in order to facilitate management, with easy and integrated reports.

Asset management

The IWMS can integrate asset management, and the distribution and relationship of these with spaces, contributing to the institution's financial reports and asset analysis.
