Best office addresses in the city of São Paulo in 2023

1/19/2023

With the return of face-to-face activities and the adoption of the hybrid work model as official for most companies in 2023, many of them are looking for the best locations to install themselves, whether thinking about expanding the area they occupy or even eyeing a possible change of address.

According to the latest Work Model survey carried out by Cushman & Wakefield in Brazil with leaders of large companies, of companies that intend to increase the space they currently have for face-to-face activities, 73% consider an increase of up to 50% in their occupation.

We separate important points that must be evaluated before deciding on the best place to house your company and the best locations in the city of São Paulo in 2023.

Understand where employees reside
Before looking outside, you have to look inside. An internal study can identify in which regions the company's employees reside. If most of them, for example, reside in a certain region, this should be one of the starting points for the search.

This is certainly a good starting point, thinking about the well-being of those traveling to the address.

Access
The location must be easily accessible, especially by public transport, close to metro stations and bus stops.
Thinking about employees who use private vehicles and travel apps to move around, it is also worth paying attention to issues such as: main access roads, flow of vehicles at peak times, etc.

Surroundings
Services and amenities should also be taken into account when choosing the ideal location for the office. Restaurants, bank branches, shops and other types of services nearby make everyday life easier and contribute to people's well-being.

Real estate offer
The best office addresses in the city of São Paulo in 2023 will continue to be the CDB regions. The term CBD - Central Business District, refers to regions consolidated as a financial and commercial hub, headquarters of large companies and home to several corporate ventures.

CBDs in Sao Paulo:

• Marginal Pinheiros
• Pinheiros
• Paulista
• Faria Lima
• Itaim Bibi
• JK
• Vila Olímpia
• Berrini
• Chucri Zaidan
• Chácara Santo Antônio
• Santo Amaro

The most competitive regions of São Paulo, such as Itaim, JK and Faria Lima have the highest rents requested in the state, because there is a lot of demand for these places and the supply of properties is scarce.

Raquel Miralles, Director of Transactions at Cushman & Wakefield, says that there are good buildings in rising regions. A strategic point is Avenida Chucri Zaidan - the new high-end office center in São Paulo. The location is excellent and the good offer of properties can result in good deals:

‘‘Cushman & Wakefield together with the largest owners of corporate buildings in São Paulo, can facilitate the choice of occupants, who can have access to the best options in the city, according to their needs’’, concludes Raquel.
