There are 13 Golgi logistics properties where Cushman Wakefield operates with Property Management and an annual budget of around R$ 7 million. The assets are located in the states of São Paulo, Minas Gerais, Brasília and Rio de Janeiro.
9 single-user warehouses are part of the contract, which includes all the administration of the condominium, finance, budgets, administration of licenses, certificates, park maintenance, etc., in addition to periodic visits. In the 4 multi-user warehouses, in addition to the entire scope described, there is a dedicated team on site.
Cezar Calabró, Operations Portfolio Manager, says that Cushman & Wakefield's activities are aimed at developing excellent services for occupants and valuing clients' assets: ''In 2021 we introduced a new work model with Golgi, where We optimized teams to bring management even closer,'' he says.
He reports that the first 6 months were essential for adapting the work and the team: ‘‘Since then, the relationship has gotten much closer and the manager has become the owner’s right-hand man. Today there are about 9 employees working exclusively for Golgi’’ he says.
In addition, Cushman & Wakefield constantly provides Project Development services to the owner, such as Project and Works Management and Sustainability Consulting aimed at obtaining certifications.
Currently, the condominiums operate with the most technological features on the market in terms of infrastructure, security and technology, including a digital access system that allows early release of vehicles and drivers.
Concern about ESG issues
Concerned with being increasingly sustainable, Golgi has been paying attention to environmental, social and governance – ESG issues.
In the condominiums it is possible to find a sewage treatment plant, permanent preservation areas and support areas for drivers and employees, such as changing rooms and restaurants.
Some developments such as Golgi Jundiaí, for example, already have LEED and EDGE certification, which, in the near future, should be extended to the others.
Occuppiers
Among the occupants are companies from various sectors, most of which operate in electronic commerce. Supermarkets, refrigerators, furniture, floors and decoration are some of them.
