01 The Opportunity

H.H. Angus in Toronto, ON required a new headquarters space. Cushman & Wakefield provided leasing, workplace strategy, and project management services for approximately 56,550 sf between two floors. The building was a new development where our PDS group diligently coordinated the client build-out with the ground-up build. The client occupied the top two floors, connected by a feature internal staircase.

02 COST SAVINGS/VALUE-ADD 

Partnership and communication between project, design, and construction management teams helped mitigate risks, resulting in minimal change orders, maintaining a tight project budget, and preserving a healthy contingency fund.

By sole-sourcing a vendor during design development, the team worked collaboratively to develop detailed drawings and value-engineer throughout the project. They completed the feature internal stair on budget and on time for client’s opening.

The broker negotiated significantly reduced administration fees on landlord work and secured additional landlord work at no cost to the client, further contributing to significant cost-savings and added value.

Holistic approach via multiple service lines: Integrated Cushman & Wakefield services offered seamless communication and efficient problem-solving for the leasing and build-out process.

Navigating overlapping construction schedules:
We coordinated with the base building’s construction, successfully completing interior work on two floors, meeting the client’s deadline for occupancy of October 2024.

Cost savings through collaboration with broker:
By closely monitoring the development onsite and engaging the broker as a point of escalation, the PDS team mitigated various site condition-related change orders that were landlord responsibility, resulting in cost-savings.
