Office Snapshot Sweden Q3 2021

Cushman & Wakefield launches the Logistics Sweden 2022 report, which provides an updated view of the Swedish logistics market

Stockholm, May 18 2022 - Cushman & Wakefield launches the Logistics Sweden 2022 report, which provides an updated view of the Swedish logistics market.

The 2022 edition of Cushman & Wakefield's logistics report contains key figures down to hub level in the Swedish logistics market. It contains a general overview of the best logistics areas with a focus on additional supply, as well as the latest market trends.

2021 was a record year for the logistics segment in Sweden; the investment volume exceeded SEK 50 billion and the yield levels reached their lowest levels ever. At the same time, a large number of logistics projects were completed with the vacancy for the segment still remaining low due to unprecedented demand.

2022 began with a strong first quarter in terms of investment activity, where logistics properties worth around SEK 10 billion changed hands. In addition, an additional supply is expected during the year, which adds up to 1.5 million square meters, also a record figure. But there are dark clouds in an otherwise clear sky. A number of challenges are expected to affect the logistics market in the near term as a result of Russia's invasion of Ukraine such as bottlenecks in, or non-existent, supply chains, rising financing costs and higher construction costs. Nevertheless, the overall market outlook remains positive with continued strong tenant demand and a well-stocked pipeline of new logistics projects expected to be completed over the next three years.

Ulf Brandes, International Partner, Cushman & Wakefield says; "In recent years, the enormously strong development in the logistics area has led to record levels of new production and values for logistics properties."
