AVENUE PRESIDENT JUSCELINO KUBITSCHEK: HISTORICAL FACTS AND CURIOSITIES ABOUT THE REGION

At the beginning of the last century, no one would have imagined that a set of farms with large areas of flooding on the Pinheiros River could become one of the most modern financial centers, not only in the city of São Paulo, but also in Brazil.

With about two kilometers long, Presidente Juscelino Kubitschek Avenue is a relevant arterial road in the city of São Paulo, connecting Marginal Pinheiros to Itaim Bibi, near the confluence of Santo Amaro, Nove de Julho and Faria Lima avenues.

From vacant lots to sophisticated avenue

Inaugurated in 1976, the road came to be considered unimportant, with its vacant lots, modest houses and mechanical workshops. Currently, it is considered the region with the highest occupancy in São Paulo, with less than 10% of spaces available for lease and an average lease value of R$169.43/m².

It was in 1982 that JK (as it is popularly known) began to add businesses and company headquarters. In 1984, the arrival of a large Mappin store and a McDonald's cafeteria influenced the commercial expansion of the region.

In 1985, it began to grow exponentially: in addition to daytime shopping, nightlife flourished with bars, restaurants and nightclubs, attracting more and more investors' attention.

Over the years, the avenue has consolidated itself as an important region of the capital of São Paulo, adding imposing buildings, offices of large national and international companies.

Facts about JK

Traditional, luxurious and well located, the road has a peculiar history since the times when it was known as a low-value lowland land.

• Beneath Juscelino Kubitschek Avenue there is a river. It is the Sapateiro stream, which starts in Vila Mariana, feeds the lakes of the Ibirapuera Park and flows into the Pinheiros River. The name refers to the tanneries that were on its banks.

• Due to the distance from the center and the particularities of the land, which was flooded and difficult to access, the place was not valued.

• The sanitation and canalization of Córrego do Sapateiro, in the 1970s, gave rise to Avenida Presidente Juscelino Kubitschek, and added value to the neighborhood.

• It was once considered a "semi-ghost expressway, connecting nothing to nowhere".

• During construction, the street was called Avenida do Sapateiro. Shortly before the inauguration, in 1976, the name was changed to honor former president Juscelino Kubitschek, who died in the same year.

Modern and efficient buildings

Marked by sophisticated projects of architectural magnitude, JK houses some buildings that are a reference in the Green Building concepts, practices that guarantee environmental efficiency and reduce the impacts of the work on the environment. Some of them are:

Corporate Towers: recognized as one of the most sustainable destinations in the world, the building is fully committed to environmental issues. Its twin towers have 30 floors with slabs from 1803 m² and more than 4301 parking spaces.

WTorre JK: A complex with 410 thousand m² of built area and comprising three business towers housing a corporate building, shopping mall, theater and restaurants. All this architectural magnitude is in accordance with the Leadership in Energy and Environmental Design (LEED), certification granted to buildings that are considered sustainable, according to criteria for the rationalization of natural resources – such as water and energy, for example.

JK 1600: Designed to allow a free plan, without the interference of visible pillars, the project was built based on the principles of sustainability, with high technical specifications and a good corporate image.
