EMEA Data Centre Market Update

The FLAPD markets—London, Amsterdam, Frankfurt, Dublin, and Paris—continue to be the top markets with respect to operational IT capacities. However, these markets are facing challenges that may soon lead to them being eclipsed by emerging markets, due to a variety of factors. Such challenges include limited land availability, power constraints, and stringent sustainability regulations, which have significant cost implications for operators and investors. Despite the headwinds, these markets contribute to 3,780MW of supply pipeline.  

The headwinds combined with strategic opportunity, data sovereignty and global connectivity, are pushing investors to explore secondary markets such as Oslo, Milan, Berlin, Madrid and Johannesburg . These metros currently have a total of 1,375 MW of capacity underway. The Nordic Countries, where renewable power, low power costs, and cooler climate are attracting investment, are booming, accounting for 12% of the total data center pipeline (UC and planned) in the entire EMEA region. In the Middle East, Dubai, Riyadh and Istanbul are emerging owing to an active investor community, pivotal connectivity, market size, and increasing hyperscale presence.  

Brussels, Oslo, Milan and Stockholm have all attracted the hyperscaler cloud providers, which already have capacities operational in Dublin and Amsterdam. With the rise of AI and AI-ready data centres, demand is increasing with 306MW of combined supply pipeline underway.
