Cushman & Wakefield Begins Construction of LF Sakai-Koga in Ibaraki, with Completion Targeted for Jan 2025

TOKYO, July 6, 2023 – Cushman & Wakefield (NYSE: CWK), a leading global real estate services firm, has announced the beginning of the construction of LF Sakai-Koga, a logistics facility in Sakai Town, Ibaraki Prefecture. The development site for this facility was acquired by Cushman & Wakefield Asset Management K.K. (hereafter referred to as CWAM), through a Special Purpose Company in December 2022.

The groundbreaking ceremony held on 26th June 2023 was attended by representatives from all related parties including Jun Kadota, CEO from JFE Civil Corporation, which is responsible for design and construction, and Yoshiyuki Tanaka, Senior Executive Director, Capital Markets, Cushman & Wakefield Asset Management. LF Sakai-Koga is scheduled for completion in January 2025.

 

Features of the Facility

LF Sakai-Koga will be constructed as a multi-tenant logistics facility with four floors equipped with above-ground rampway on a site of approximately 50,000 sqm. The berths will allow large vehicles, including 45-foot container trucks, to have direct access to each floor. Tenant blocks will be a maximum of 24,000 sqm per floor, and the entire facility can be reconfigured to accommodate up to 16 tenants. The building has a parking capacity of approximately 450 vehicles and is equipped with the electrical capacity to accommodate the installation of air conditioning throughout the warehouse to meet the various needs of its tenants. The building will also have a cafeteria and shops for the convenience of both workers and drivers.

Location Characteristics

The development site is located approximately 2.2 km from the Sakai-Koga interchange on the Metropolitan Central Interchange Expressway (hereafter referred to as Ken-O Expressway), in Shimo-Kobashi Industrial Park. The Ken-O Expressway is currently undergoing construction to convert the section from east of Kuki Shiraoka JCT to Ibaraki Prefecture into four lanes. The heavy traffic congestion between Kuki Shiraoka JCT and Satte IC, was greatly reduced both inbound and outbound when the construction of this section of the expressway was completed. Together with the scheduled connection of the Sakai Iwai Bypass on National Route 354 and the Koga Sakai Bypass to the new National Route 4, the accessibility and traffic flow to Sakai will be further enhanced, which is expected to lead to an increase in the concentration of logistics bases in the area.

Focus on Sustainability

The LF Sakai-Koga project will be a sustainable facility, with the aim to achieve the CASBEE (Comprehensive Assessment System for Built Environment Efficiency) A Rank, as well as BELS (Building-Housing Energy-efficiency Labelling System) 5-Star and ZEB Ready, 50% or less of the energy conservation standard) certifications. There will also be installation of photovoltaic power generation equipment on roofs, power receiving and transforming equipment as well as emergency generators to support business continuity needs.

Masahiro Hashimoto, the Mayor of Sakai said “Sakai Town has been focusing on attracting companies since 2014, prior to the opening of the Sakai-Koga Interchange on the Ken-O Expressway. With the completion of LF Sakai-Koga, construction of which has just begun, the town expects to see an increase of approximately 300 new jobs. We also have high expectations for the facility, which will contribute to the safety and security of nearby residents, including its use as a temporary shelter in the event of a disaster.”


Yoshiyuki Tanaka, Senior Executive Director, CWAM said, “We are very pleased to announce the successful start of construction of LF Sakai-Koga. Located in Sakai Town, which is actively attracting companies, and with excellent access to the Kanto region and eastern Japan via the Ken-O Expressway and the new Route 4 National Highway, we expect that this facility will be a flagship in the northern Kanto region that will meet a variety of logistics needs.
