Montijo Retail Park recently opened fully occupied by national and international renowned retailers. The leasing was carried out by Cushman & Wakefield on an exclusive basis.
Conforama flagship store with more than 9,000 sqm, Leroy Merlin with 2,500 sqm and Sports Direct with 1,800 sqm are the main anchors at Montijo Retail Park, which together with other well-known brands such as Espaço Casa, Be-Fit Gym and CG Calçado Guimarães occupy approximately the 18,000 sqm of the existing GLA, offering a tenant mix that adds value to the Montijo region. The retail park also provides ca. 800 indoor and outdoor parking spaces.
The layout optimization approach consisted on joining the units to meet the tenant’s requirements, reducing by half the number of shops, thus allowing the occupancy by major retailers. This was the main change resulting from the retail park repositioning, which aimed to make it more attractive to the public.
"The letting of Montijo Retail Park was a challenge that we accomplished with a selective approach to the market, giving preference to large retailers that would allow us to anchor the project. As a result, the leasing process was carried out with great success and in a record time ", says João Esteves, Associate of the retail department of Cushman & Wakefield.
Strategically located right next to Forum Montijo, a well consolidated retail destination that annually attracts more than 8 million visitors, Montijo Retail Park also benefits from the proximity to the Vasco da Gama bridge that connects Lisbon to the south bank of Tagus River.
It is also expected that the recent announcement of the development of an international airport in Montijo could have a major positive impact in the demographics of the area, with new infrastructure and real estate projects taking place in this region.
