A few of Gary’s more notable tenant-rep office leasing transactions, each of which had its own level of complexity and “win themes” are:
- the expansion & relocation of Yodle’s New York headquarters (84,000 square feet) and several other geographically dispersed locations (combined 483,000 square feet across the entire portfolio). The New York footprint came with an expansion option to add a fourth floor, among other perks. The New York transaction resulted in a net savings of 2.93% versus a comparable deal negotiated by a different broker elsewhere at the building around the same timeframe.
- the expansion & relocation of MongoDB’s New York headquarters (107,000 square feet) all the while going through an IPO which minimizing and keeping down any large-scale expenses was of utmost importance. Subsequently, we secured expansion space (21,000 square feet) in the same building that was otherwise 100% leased via future growth targeted by another tenant. The expansion premises was ultimately isolated by calling on individual tenants one-by-one. The original transaction resulted in a net savings of 9.88% vis-à-vis a competing deal.
- the expansion & relocation of Justworks’s New York headquarters (271,000 square feet) whose headcount was anticipated to quintuple at the time within five years. His team successfully negotiated for exterior signage along the building’s east side overlooking the East River and a first-of-its-kind dog access policy in what would have been a deal-breaker for our client without it. That is how important dog access was to Justworks’s company culture. This transaction resulted in a 16.59% savings against one competing deal and a 34.53% savings against a second competing deal.
- the expansion of Criteo’s New York tenancy twice in the current building (19,229 and 19,269 square feet on consecutive years) bringing its total footprint to 78,736 square feet, which resulted in an 18.58% and 8.33% net savings, respectively.
