About

As a Director at Cushman & Wakefield, Stephen Cadorette works on one of Long Island’s top producing commercial brokerage teams. In his time at Cushman & Wakefield, Stephen has already sourced and facilitated transactions on a national scale.  Through his work, Cadorette has gained experience representing some of the largest commercial tenants, owners, and occupiers on Long Island.  An example of this, can be seen with his work exclusively representing the municipal account for Suffolk County Government, assisting the client with their entire commercial portfolio.  Stephen’s primary focus is the Long Island office sector, transacting on both the leasing and sale of office properties.  His experience in this sector of the market is vast, and encompasses corporate tenant representation, agency leasing, investment, and owner user sales.  In 2024, Cadorette was named by CoStar as a Power Broker for office leasing in the region, being among the top five (5) brokers by transaction volume in the space.  Stephen was further recognized by Long Island Business News for ‘Suffolk County: Top Office Lease of 2024’.  In single calendar year, Stephen has helped his clients save over $15M in like-kind transactions (renewals, renegotiations, relocation of similar size).

Being in a suburban middle-market, Stephen has been able to utilize a unique omnichannel approach to the industry that has allowed him to extend his range of services far beyond his core competencies.  His experience outside of the office sector include, land acquisitions/dispositions, redevelopment sales, industrial leasing/sales, self-storage, and investment sales. Taking this omnichannel approach, has allowed Stephen to use his analytical thinking and expertise to benefit companies across industries, gaining a more holistic understanding of the Long Island commercial market in its entirety.  In his efforts to become a dominating figure in the industry, and expand his expertise, Stephen has taken up various leadership positions with major industry-related organizations including Long Island Real Estate Group (LIREG) and Commercial Industrial Brokers Society [of Long Island] (CIBS).  He actively holds various board roles within those organizations mentioned.  In his efforts to give back to the community and share his knowledge, Mr. Cadorette has guest lectured an undergraduate course at Stony Brook University through their Real Estate Institute program since 2021.  Other credentials of his include being a NYS Notary Public, NYS Certified Teacher of Continuing Education (for Real Estate) and having both a NYS Associate-Broker and NYS Broker License.

Prior to Cushman & Wakefield, Stephen attended Babson College where he received his bachelor’s degree, was a member of the men’s lacrosse team, and in Sigma Phi Epsilon fraternity.  In his time at Babson, he had a pleasure of studying abroad at the University of Sydney and London School of Economics (LSE).  Outside of work, Stephen spends his time playing tennis, and actively captains two United States Tennis Association (USTA) teams.
