Appraisal and consulting assignments have included mixed-use developments, ground-leased properties, regional malls, business parks, resorts, marinas, high-rise office buildings, student housing, hospitals, racetracks, graduate school campuses, theatres, and investment-grade apartment buildings. Valuations have been made of proposed, partially completed, renovated and existing structures. Mr. Chapman has also performed several hundred valuations of Manufactured Housing Communities (MHC) throughout the US and Canada and currently co-manages Cushman & Wakefield’s MHC specialty practice group. Assignments include properties located throughout the United States, Mexico and Canada with an emphasis in Southern California. In addition to traditional commercial valuation assignments, Mr. Chapman performs purchase price allocations (ASC Topic 805) and fair value measurement (ASC Topic 820), intangible real estate assets, fractional/minority interests in real estate holding companies and partnerships, real estate-related going concern enterprises and real estate investment trusts (REITs).
