02 The Solution
Cushman & Wakefield felt that the first step in restructuring operations at Flagler Station was to re-staff with an experienced senior property manager that had proven success with both this specific owner and large-scale operations. The reallocation in job duties amongst the employees allowed the team to be more productive and simultaneously addressed the remaining challenges that existed at the property. To address the tenant communication challenge, the team implemented a unique tenant outreach program that ensured tenant engagement through onsite events and regular face time with management.
Challenges in accounting and project management were also addressed by staffing highly qualified, experienced individuals. The accounting team identified several cost savings, and effective processes and procedures have ensured that construction project expenses are properly captured.
The team also initiated sustainability correspondence with tenants, and implemented several energy-efficient upgrades and processes that have resulted in notable savings on utilities.
