Australind poised for retail/commercial development within vibrant community

An opportunity has arisen for developers in Australind, WA, as 22 Norfolk Lane, a substantial 30,295 sqm vacant site, comes up for sale.

Positioned within the well-established Kingston Estate, the site neighbours several community assets, including the Edenlife Lifestyle Village, Our Lady of Mercy College, and numerous sporting facilities. With zoning approved for Retail/Commercial use, this site holds immense potential for a diverse range of developments, such as a small retail centre and other commercial uses to serve the growing area.

The site could potentially be subdivided into smaller residential lots and marketable commercial parcels, subject to Shire approval, providing flexibility for various project scales and occupiers.

Nick Charlton and Ben Younger of Cushman & Wakefield have been appointed to sell the site. Mr Charlton said “22 Norfolk Lane offers developers a unique opportunity to leverage or modify the local Structure Plan to suit market demands.

“With the rapidly growing population and proximity to schools, wonderful lifestyle facilities, and essential infrastructure, this site is ideal for capturing an expanding catchment area, making it an exciting prospect for commercial investment.”

Under the Shire of Harvey’s Local Planning Scheme No. 2, the site is designated as “Residential Development,” with a local Structure Plan providing for “Retail/Office” use, allowing up to 4,500 sqm of net lettable area (NLA).

“This flexibility enhances the site’s appeal for developers looking to meet the demand for additional retail and commercial services in the bustling and growing Australind area” said Mr Younger.
