Brand new fit-out for Quintessential Equity

Cushman & Wakefield was appointed by Quintessential Equity to provide project management services for the fit-out and building upgrade at 8 St Georges Terrace, Perth.

8 St Georges Terrace is an eight level (including ground) office building located on a prestigious street in the Perth central business district. The property has a net lettable area of 4,586 sqm and 17 parking bays, and is surrounded by a rich concentration of heritage listed buildings.

The general scope of works included the refurbishment of the main entry foyer, building brand new end-of-trip facilities and a conference area. In addition, refurbishments of the lobby, lifts and existing bathroom areas for all levels was required.

Other responsibilities included:

• Review the pros and cons of the site selection in respect of a risk mitigation strategy
  Monitoring and confirmation of contractor’s safety procedures
• Coordinating and obtaining construction certificates, ensuring all necessary authority approvals were obtained prior to occupation by the client
• Project handover including the defects liability.

Risks & Issues

The proposed fit out of the 8 St Georges Terrace is considered a high-profile project, which may impact the Quintessential Equity’s reputation if the project is not managed well.

A competitive tendering process was undertaken to procure designers, and contractors. One of the main risks to the project was to generate a project programme to meet tight Quintessential Equity timelines. A detailed design process with multiple stakeholders had the potential to challenge the project, necessitating a precise communication program.

Commencing in June 2019, practical completion of the project was achieved on 24th February 2020, followed by an official public opening of the facility on 26th February 2020.

Cushman & Wakefield provided a seamless, integrated and collaborative approach towards client end-user groups, designers, and stakeholders to accomplish the final product.
