Dolby Laboratories creates breakthrough and professional solutions for manufacturers of audio and video electronics globally. It has 36 locations across the globe, including one in Wrocław. Its Polish office has been operating since 2012.
To accommodate the growth of its R&D centre in Wrocław and the increasing headcount, Dolby needed to expand its office. Cushman & Wakefield supported the tenant in the negotiations of leasing conditions for the additional space.

“As Dolby Poland continues an upward trend in staff numbers, we expect our current office to reach maximum capacity around the end of this year. So we decided to expand into another floor in the same building of the Business Garden complex. This expansion will give us space for further growth and enable us to build more laboratories to meet the demand of new business groups opening their locations in Wrocław,” says Rafał Świętczak, Real Estate and Workplace Manager, Dolby Poland.
Wrocław’s Business Garden complex consists of nine buildings offering more than 117,000 sq m of office space. Its first phase was completed in 2016. The second phase of the project was placed into service in November 2019, adding nearly 79,000 sq m to Wrocław’s office stock. The investor and developer of Business Garden Wrocław is Vastint Poland, which sold the three buildings of the first phase to the Philippine-based ISOC Group in June 2019.
“Wrocław - just like Krakow, Katowice and Gdańsk - is on our investment radar, largely on account of its labour pool, which is appreciated by discerning tenants. Multinational companies such as Dolby are opening business centres in the city, creating new jobs and developing new technologies. Also important is Wrocław’s infrastructure, which is already very good and will see further improvements. The acquisition of Business Garden Wrocław was our natural response to the investment opportunity: a high-quality office complex in a well-connected location,” says Piotr Zamkotowicz, a representative of the ISOC Group, Partner, Augusta Cracovia.
The office of Dolby Poland will increase in size from 5,000 sq m to more than 7,500 sq m. The handover of the new office space is scheduled for July, with the firm’s employees expected to settle in this December.
