Torus Group and J&T Banka have announced their signing of a loan agreement for Gdynia City Logistics - a state-of-the-art urban logistics park developed and managed by the borrower.
Gdynia City Logistics is yet another demonstration of Torus’ capabilities in delivering top-quality urban logistics facilities. The park covers an area of 37,900 sqm, of which 20,810 sqm is dedicated to warehouse purposes. Offices are conveniently located on two levels, occupying a combined area of 1,330 sqm.
The project was developed in the spirit of sustainability and will pass BREEAM certification at the Excellent level. Pro-ecological solutions will ensure energy efficiency and significantly reduce operating costs for the tenants. The facility is equipped with electric car charging stations and employees will be able to relax in the outdoor relaxation area during breaks.
The micro-location makes the project ideal for a diverse range of operations including port-related services, inner-city logistics / last mile delivery and e-commerce. The planned northern ring road of the Tri-City agglomeration (OPAT) will provide a direct connection between Gdynia Port and the national highway system which includes the S6 expressway - all allowing smooth deliveries within the Tri-City metropolitan area and further afield in Poland.
“Torus is proud to announce the launch of Torus Gdynia City Logistics, the latest addition to our portfolio of logistics projects in the Tri-City area. This initiative, realized in cooperation with our partner BTV, has garnered recognition not only from our valued tenants but also from esteemed international financial institutions, underscoring the project's significance in the logistics sector. We are thrilled to see our project acknowledged at such a prestigious level. I believe it is the quality of facilities provided by Torus that sets us apart in the competitive commercial real estate market. Torus Gdynia City Logistics represents our commitment to excellence and innovation in the logistics industry, and we look forward to its positive impact on the Tri-City community,” said Tomasz Pietrzkiewicz, CFO and Vice President at Torus.
Global real estate services firm Cushman & Wakefield brokered the transaction while Wardyński & Partners, KSB Kocián Šolc Balaštík and BTV also assisted it.
The financing of Torus’s investment is another step forward for J&T Banka in increasing its presence in Poland.
"We are pleased to announce the successful signing of the loan documentation and the disbursement of funds to finance Torus and their Gdynia City Logistics project. This loan reflects our commitment to delivering tailor-made financial solutions meeting the specific needs of our clients. It is another step in our efforts to expand corporate lending operations in Poland and establish enduring partnerships with leading market players. I would like to offer my thanks: to Torus for their seamless collaboration and constructive approach; to Cushman & Wakefield for facilitating the transaction; and to KSB along with Wardyński & Partners for their excellent legal support. Last but not least, I have a debt of gratitude to my colleague Marek Frey, who is leading our Polish activities,” stated Jan Kotek, Member of the Board of Directors at J&T Banka and Head of Corporate Lending.
The expansion of another international financial institution on the Polish market naturally diversifies financing opportunities for local investors.
“We are thrilled to have teamed up an exceptional real estate project with an innovative and compelling banking solution. Torus’ Gdynia City Logistics stands as a premier urban logistics asset, representing a strategic addition to J&Ts growing financing portfolio in Poland,” concluded Bartłomiej Sutkowski, Associate, Capital Markets, Cushman & Wakefield.
