Adar, a rapidly growing company in the TFL sector, has opened a new office at Olivia Centre in Gdansk. The 1,300-plus sqm space, located in the largest mixed-use complex in northern Poland, will serve as a springboard for the company’s continued growth and team expansion. Global real estate services firm Cushman & Wakefield advised the tenant on the choice of location and during lease negotiations.
As part of its growth strategy, Adar goes beyond traditional freight forwarding standards by focusing on new technologies, automation and young talent. Its fast-paced expansion in recent years has seen its team increase several times to over 200-strong. To ensure a comfortable and modern work environment, Adar has chosen to relocate to Olivia Four, the office building that best meets its needs.
"Our new office at Olivia Centre is a natural step in our company’s expansion. As we continue to grow and hire new talent, we need space that keeps pace with us. In addition to providing a comfortable work environment, our new location will foster further growth and help us build a strong team. This is an exciting moment for our entire company!” says Bartosz Wrzałka, Chief Operating Officer, Adar.
With nine buildings and a total leasable area of 200,000 sqm, Olivia Centre is the largest office and business complex in Gdansk. Designed for companies that prioritise growth and modern solutions, it is strategically located in Grunwaldzka Avenue – Tricity’s main artery – offering easy access to transport, including buses, trams and Fast Municipal Railway (SKM). The mixed-use complex features a wide range of amenities, including conference centres, F&B outlets, medical and sports facilities, as well as attractive green areas. Olivia Centre is currently being expanded to incorporate a residential function.
"We are delighted that Adar has joined our community of tenants,” says Michał Klepczyński, Leasing Director, Olivia Centre.
"Adar enjoys an established position in Tricity’s market, while Olivia is the largest office, service and residential complex in Poland and one of the most sought-after locations. We are confident that Adar’s employees will quickly settle in at Olivia and will appreciate the daily comfort we are committed to providing. Olivia Four is part of Olivia Centre, which borders the vast green areas of Gdansk University, where a modern sports complex is now under construction. The building is also home to ‘Natka’, one of the most popular canteens at Olivia, and part of the O4 coworking space. For leisure, Olivia offers dozens of other attractions, from regularly hosted events to sports club activities and choir sessions, as well as opportunities to relax in the year-round Olivia Garden or on an observation deck on the 32nd floor of Olivia Star,” adds Michał Klepczyński.
The rapid expansion of Adar required space that could accommodate the current needs of its team and foster continued growth. Flexible solutions suited to its pace of recruitment and business operations were also essential.
"The search for the right space for Adar required a bespoke approach and an in-depth understanding of the nature of its business. The top priority – and the biggest challenge – was to secure a fully fitted and furnished space within a short timeframe to enable the start of work in the new office quickly. Equally important was the flexibility of solutions suited to the pace of the recruitment process. We are pleased that Adar once again placed trust in us to find another location for its business. Thanks to a careful selection of available offers and the efficient coordination of the entire process we managed to complete the transaction seamlessly and successfully,” explains Katarzyna Ciszewska, Negotiator, Cushman & Wakefield.
"Negotiations in projects with time constraints involve not only typical lease conditions but also key operational aspects that could impact a smooth transition to a new location. In this case, our excellent cooperation with the Olivia Centre leasing team played a crucial role. Thanks to open communication, we swiftly agreed all the relevant terms and provided Adar with a ready-to-use office,” adds Michał Ziajka, Negotiator, Cushman & Wakefield.
Adar’s newest office is located in the 12-floor Olivia Four building, which features eco-friendly solutions. Its green roof absorbs rainwater, later reused for technical purposes, which is aligned with sustainable construction principles. Olivia Four has been BREEAM Excellent certified in recognition of its innovative solutions. The building has also received the WELL Health-Safety Rating certificate with the highest possible score of 25/25.
The building also impresses with its design – the contrasting black and white tones dominate both its exterior and interior, while the white façade with quartzite microcrystals sparkles magnificently in the sunshine. Its modern space, designed to the highest sustainability and ergonomic standards, provides an optimal work environment for Adar’s team.
