Cushman & Wakefield led the occupation of spaces in the industrial and logistics sector in 2024, with a 31% involvement share - a new record for the consultancy in this market activity. Of the 773,479 sq.m of occupation verified at the national level, Cushman & Wakefield contributed a total of 236,975 sq.m transacted.
The largest operation verified at the national level in 2024 was carried out by Cushman & Wakefield and concerns the placement of a leading retailer in 119,000 sq.m at Lisboa Park, in Castanheira do Ribatejo and owned by MERLIN Properties. In the north of the country, the largest transaction completed by the consultancy was the leasing of an area of 7,705 sq.m to the Spanish multinational Kaleido, in the Parque Logístico da Ermida, in Santo Tirso.
Sérgio Nunes, Head of Industrial, Logistics & Land at Cushman & Wakefield Portugal, states: “These results and our leadership demonstrate the strong dynamics of the Cushman & Wakefield team in this sector. We represent the owners of the largest projects in Portugal, whether they are national or international. We were chosen for our ability to negotiate with the best occupants in the market,” adding: “For 2025, we expect a renewed dynamic of occupation of new spaces by major logistics operators, driven by the need for modernization and expansion of their operations, as well as a growth in industrial demand due to the nearshoring phenomenon. Rents should continue to rise gradually, reflecting the current imbalance between supply and demand.”
The occupation market in the industrial and logistics sector reached historic national highs in 2024 (773,479 m²), with a year-on-year increase of 80%, reflecting a positive trend for the coming years mainly driven by the growth of e-commerce and the demand for land in industrial areas for the development of data centers.
