ORLANDO, FL, September 17, 2019 – Cushman & Wakefield has arranged the sale of a 14,550-square-foot, freestanding retail asset in Orlando for $8.5 million. The newly completed property is triple-net leased to Walgreens, Co., the largest drugstore in the United States, with 14+ years remaining on the lease term.
The Cushman & Wakefield Retail Investment Sales Team of Managing Director Patrick Berman, Managing Director Jason Donald and Senior Associate Todd Tolbert represented South Shore Corporate Park, LLC in the disposition. The buyer is a private, Illinois-based investor.
The property, known as Walgreens Goldenrod Orlando, was completed in 2018 as a build-to-suit project. It enjoys ample parking, excellent frontage and accessibility within the Central Orlando trade area.
Located at 2300 S. Goldenrod Road, the asset is situated at the signalized intersection of Goldenrod Road and Curry Ford Road, which has an average daily traffic count of 78,500 vehicles per day. The property shares an intersection with WaWa, CVS and Marathon Oil and is located in close proximity of Publix, Lowe’s, Ross and Walmart. There are approximately 130,000 residents and over 30,000 employees within a three-mile radius of the property.
“Walgreens is the gold standard among retail net-leased investments,” said Berman. “Walgreens Goldenrod Orlando is a best-in-class asset that is well-positioned to succeed in a dynamic, urban infill market.”
