CHICAGO – Cushman & Wakefield’s Chicago Agency Leasing Team has been hired by Friedman Properties to market Rivere, a speculative 30-story, 674,000 square foot (sf) development to be located at 450 N. Dearborn St., in Chicago’s River North neighborhood.
This contemporary creative office tower with an integrated retail experience will include 620,000 sf of office space. Building specifications will feature near column-free, 45’ – 58’ lease spans and floor plates will boast an efficient, 26,000 sf that will be the model of spatial efficiency, uniformity and programming flexibility. Emphasis will be placed on sustainability features such as highly efficient mechanical systems that will mitigate water and energy waste, a high-performance glass curtain wall, and activated rooftops that reduce the “urban heat island” while doubling as tranquil outdoor sanctuaries.
To both enhance and streamline the tenants’ daily experience, Rivere will also include an intelligent building system activated through a mobile application facilitating building, space and parking access, conference room and fitness class booking, restaurant reservations, guest registration, temperature and lighting controls and food service delivery among other benefits.
