Cushman & Wakefield Tapped to Market WOODWORKS: Long Island City’s First New Industrial & Light Manufacturing Property in 30 Years

1/31/2020
Long Island City, NY - Cushman & Wakefield announced today the official start of leasing for “The Woodworks LIC” at 9-03 44th Road, a newly constructed 89,024-square-foot, mixed-use industrial and office flex property in Long Island City, Queens.

A Cushman & Wakefield team consisting of Joshua Kleinberg, Frank Liggio, Stephen R. Preuss, Andreas Efthymiou, Kaitlin Reinertsen and Dale Braverman are representing the developer, Barone Management, in all marketing efforts.

“The agile design of this flex property in the heart of the in-demand Hunters Point/Court Square neighborhood makes it a prime location for businesses of various sizes and uses,” said Kleinberg. “The Woodworks offers multiple direct access points to New York City and the surrounding Tri-State area, frontage on four streets, and city and water views making it an ideal option for both industrial and office uses.”

The ground floor of 9-03 44th Road is comprised of 44,391 square feet of warehouse/industrial space. The second and third floors are made up of a combined 22 units that boast a total of 44,950 square feet of flexible office space. The property can be leased in its entirety, by floor or by unit, and contiguous spaces can be combined to accommodate larger requirements. In addition, the second-floor offices can be directly connected to the ground floor warehouse spaces below via private stairways for convenient and exclusive usage by a single user.

The Woodworks is the first ground-up industrial and light manufacturing building to be constructed in Long Island City in excess of 30 years. “The Woodworks is the only industrial and flex property designed and built at its heart for modern users,” added developer Scott Barone, Founder of Barone Management. “We’ve had the luxury to be thoughtful with every square inch to deliver the most efficient and contemporary space for both industrial and office tenants.”

The property features 21’ ceilings on the ground floor, 14’ ceilings on the second and third floors, heated and air conditioned warehouses, electrical overhead doors, private bathrooms, private roof terraces, a shared fitness center and conference area, and a shared rooftop recreational space with sweeping views of Manhattan. Additionally, the building encompasses a multitude of overheard truck access and drive-in bays. Moreover, the building will provide various City incentives, including but not limited to REAP credits for businesses relocating to LIC, ESCP benefits for energy savings, and a 25-year IDA tax abatement, during which time real estate taxes will be nominal.

The Woodworks is located in the heart of the Hunters Point neighborhood, surrounded by a plethora of food and beverage options. The property is within walking distance of the Court Square subway station where the E, G, M and 7 trains can be accessed, as well as major roadways including the Long Island Expressway and I-278. It benefits from the recent Queens Plaza renovation, with its improved traffic circulation and pedestrian/bicycle access.
