The Hampshire Companies recently purchased 21 South Street, and this month has launched a renovation and two-story addition that will increase the building’s total size to 70,000 square feet.
21 South Street will be reintroduced to the market as only the second new office building in Morristown in more than three decades. William O’Keefe and Charles Parmelli, based in Cushman & Wakefield’s Morristown office, are heading the assignment to market availabilities ranging from 6,000 square feet to three full floors of 30,000+ square feet.
Located steps from the bustling Morristown Green, the existing four-story brick building was constructed in the late 1800s. When the renovation is completed, 21 South Street will feature two additional floors, a new brick exterior with enlarged windows, a completely updated interior and entirely new core with two new elevators and new mechanical systems. A two-story lobby with entrances from both Dehart Street and South Street, a large communal conference area and high-end finishes will highlight the rebuilt asset. The property will also feature first floor retail availability.
“21 South Street will, arguably, represent the finest boutique office availability in Morristown,” O’Keefe noted. “Morristown truly offers everything today’s employers and their employees want in a walkable transit-served setting rich with dining, shopping and culture. The involvement of The Hampshire Companies – an established, responsive landlord – adds even more appeal” added Parmelli.
21 South Street serves as home to a street-level Wells Fargo bank branch. It is located just blocks from the Morristown Train Station with daily service on the Morris and Essex Lines to Newark Broad Street, Secaucus Junction, New York Penn Station and Hoboken Terminal. The building also offers dedicated parking at a 3/1,000 ratio, with additional availability nearby.
