Cushman & Wakefield Arranges Two New Leases at MedSquare Health Totaling nearly 17,000 SF

Cushman & Wakefield has arranged two long-term leases totaling nearly 17,000 square feet at MedSquare Health, a 116,000-square-foot Class A medical office building located in Miami. Executive Managing Director Gordon Messinger of Cushman & Wakefield represented the landlord, AJP Ventures and Mas Group, in the transaction.

“MedSquare Health is the premier medical office development in South Florida offering modern tailored spaces in a brand-new project, which today’s medical office tenants are seeking,” Messinger said. “With a prime location next to Baptist Hospital, easy access, abundant parking and modern amenities, strong demand will continue at the building.”

Dental Care Alliance signed a lease for 10,309 square feet. As one of the country’s largest and oldest dental support organizations, Dental Care Alliance supports more than 320 affiliated practices in 20 states, encompassing all facets of general dentistry and all recognized dental specialties.

DermCare Management signed a lease for 6,397 square feet. The dermatology practice management company was founded on the principle of merging seasoned medical professionals with clinically focused management expertise.

Both tenants are slated to open in the first quarter of 2021. MedSquare Health is the first off-campus Class A medical office building to be built in the Baptist Hospital of Miami submarket in over 20 years. Dental Care Alliance and DermCare will join a tenant roster that includes Vitas Healthcare, Gastro Health, My OB/GYN Specialists and PharmaCare taking MedSquare Health to 70% occupancy.

The LEED certified building was designed by Modis Architects with careful attention to the quality of tenant and patient experience, from the work environment to outdoor gathering spaces, with an emphasis on maximizing natural light throughout with floor-to-ceiling glass windows. Amenities include a two-story parking garage with valet parking, 7:1,000 parking ratio, an on-site café and shared conference room space.
