Cushman & Wakefield’s Mike Richmond, Executive Managing Director, and Dana Baird, Executive Managing Director, lead Project Leasing Services for the 25-story, state-of-the-art high rise.
Stoel Rives, LLP, a business law firm providing corporate and litigation services throughout the US, agreed to a multi-floor lease totaling approximately 50,000 sf in the building. Stoel Rives plans to move its local offices from another location in downtown Salt Lake City to 95 State in the first quarter of 2022. Mike Richmond represented the tenant in the transaction.
The second tenant signed aboard the new tower is an undisclosed global financial services firm, which signed a full floor lease totaling approximately 25,000 sf that it plans to occupy upon project completion expected in late 2021. Jeff Rossi and Trigger Reital of Newmark Knight Frank represented the tenant in the transaction.
“We’re thrilled to welcome two high-quality, well-respected firms to kick off our tenancy at 95 State at City Creek, Utah’s most iconic new office development and amazing skyline addition,” said Dana Baird. “This is a remarkable project wholly focused on tenant health, experience, culture and retention. Project developers are working passionately to bring workers safely and more efficiently back into their offices. We believe tenants are/will really appreciate this effort.”
95 State at City Creek is prominently located at 95 State Street and is being developed by City Creek Reserve, Inc. On pace to complete construction in the fourth quarter of 2021, the game-changing project is incorporating cutting-edge technology to employ several touchless enhancements from the entry door and throughout the property to reduce traditional touch points to create a safer and healthier workplace experience for tenants and visitors. The tower is also designed to be Utah’s first WELL Building and designed to achieve LEED Gold and Wired Platinum Certifications.
Other key features and design elements include a unique outdoor garden terrace on the fifth floor with 7,000 square feet of landscaping creating a pocket park in the sky. A grand 28-foot lobby entrance features a large video wall, and a fitness facility is also located on the fifth floor.
A significant amenity for 95 State is The Link, a renovated and expanded underground pedestrian tunnel connecting directly to City Creek, Salt Lake’s world-class, mixed-use urban core offering upscale shopping and dining destinations and ready access to downtown arts, entertainment and professional sports venues.
Mike Richmond added, “95 State achieves a great balance to meet today’s sophisticated workforce needs. Together with a best-in-class work environment, the project’s central location at City Creek connects employees with easily walkable shopping, dining, entertainment and more. The project boasts an exceptional 95 walkability rating. The location is also easily bikeable and close to public transit and major freeways.”
Downtown Salt Lake City is also just 10 minutes from the newly renovated Salt Lake City International Airport—which recently opened a new concourse as part of its $4.1 billion phased expansion scheduled to be fully completed by 2024—and within 30 minutes to world-renowned skiing locations.
