IRVINE, Calif., May 25, 2021 – The four-member team features Daniel J. Sydor, MAI, Executive Director, Randy Fitch, Senior Director, Heather Cotton, Associate Director, and Gabrielle Maddocks, Appraiser.
Based in the Cushman & Wakefield’s Irvine office, the team will focus on the appraisal of retail-oriented commercial real estate throughout Southern California and across the state of California and other large metro areas in the Southwest US. The team has prior experience appraising all major property types of commercial real estate throughout the Southwest US region.
As a team, Sydor, Fitch, Cotton and Maddocks possess more than 65 years of combined experience and have completed more than 3,000 valuations over the past 10 years with a total asset valuation of more than $10 billion throughout California, Nevada, Oregon and Utah. The team joins Cushman & Wakefield from CBRE.

Sydor has 23 years of commercial real estate appraisal experience, and for many years has specialized in the valuation of all areas of retail income-producing properties including regional malls, power centers, neighborhood and community shopping centers, big box, strip centers, ground leases, single-tenant triple net properties, fitness centers and movie theaters. He also has experience in mixed-use project valuations, as well as appraising vacant land, redevelopments and proposed projects. His clients include major bank and life insurance companies, major corporations, regional and local lenders, mortgage brokers, plus individual property owners and tenants.
Most recently, Sydor served as a Senior Vice President with CBRE where he was consistently a top producer, including being the top producer in the firm’s Newport Beach office in 2019 and 2020. Sydor began his career with CBRE in 1998 in downtown Los Angeles. He then worked with Cushman & Wakefield in downtown Los Angeles in the early 2000s, as well as Tamkin Development Corporation, and Prudential California Realty (Commercial Division) in the late 2000s, before his latest tenure at CBRE.

Fitch has 30 years of commercial real estate appraisal experience. Most recently, he was a Senior Appraiser with CBRE where he participated in the appraisal of over 700 properties. Prior, he was a Partner in a commercial real estate appraisal firm in Newport Beach, and he began his career as an Acquisition Manager for two real estate investment firms in Orange County. Fitch has extensive experience appraising all types of commercial and investment properties located throughout Southern and Central California.
Cotton began her career with CBRE in 2010, where she was quickly promoted to a valuation associate working for a top producing MAI appraiser with a retail specialty. She began working with Sydor in 2012 as part of the Retail Valuation & Advisory team. Cotton appraises various types of single and multi-tenant retail assets.
Maddocks has worked with Sydor for the past three years after graduating from Chapman University in 2018. She has assisted and gained experience in valuing primarily retail commercial real estate in the Southern California area.
