CHICAGO, April 17, 2024 – Cushman & Wakefield announced today that the firm represented real estate developer and general contractor Northern Builders in negotiating separate build-to-suit for sale agreements with Atlanta-based Agile Cold Storage and locally based Illinois Truck Group (ITG) at Cherry Hill Business Park in New Lenox and Joliet, Illinois.
Cushman & Wakefield’s Jason West, Sean Henrick and Ryan Klink represented Northern Builders. Noel Liston and Matt Lee of Core Industrial represented Agile Cold Storage, while Jeff Provenza and Todd Hendricks of Lee & Associates represented ITG. In both transactions, Northern Builders will serve as developer and general contractor.

Agile’s cold-storage facility will total 202,759 square feet on nearly 24 acres with expansion capabilities for an additional 150,000 square feet. The fully convertible building is slated for delivery in Q2 2025 and will boast a clear height of 63-feet, 39,360 pallet positions, 8,000 amps of power, 40 dock doors and, ultimately, more than 100 trailer parking stalls.
ITG will utilize its 33,180 square foot build-to-suit as a truck maintenance and dealership facility. The new building will have tremendous visibility and frontage along I-80 and will include nine maintenance bays, one wash bay, 5,000 square feet of office space and parking for 200 tractor cabs.
Straddling both Joliet and New Lenox, Cherry Hill Business Park is strategically located between I-55 and I-57 for regional and super-regional distribution. The park offers immediate access to I-80 and I-355, industrial zoning with exceptionally tall building permittance, high transmission power lines for heavy users, and direct, active rail service via the Canadian National Railroad. Pad-ready build-to-suit sites are available from 25,000 square feet to 1.5 million square feet.
