Level Up: Elevated Asset Performance & Workplace Wellness

01 The Opportunity

Cushman & Wakefield began providing property management services at 1320 North Courthouse in 2010. Our Energy & Sustainability Services team partnered with ownership and property management to improve the building’s overall performance through integrated services and sustainable programs. The Cushman & Wakefield team was tasked by ownership with well-defined Environmental, Social and Governance (ESG) goals that were measured by key performance indicators (KPIs).

02 The Solution

LEED® Certification 

Across a five-year period, the building improved from LEED Gold at 61 points to LEED Platinum at 83 points. As part of its LEED recertification process, the building purchased enough renewable energy credits (RECs) to offset more than half of its annual energy use. To reduce energy consumption, the property team conducted LED lighting retrofits, mechanical equipment upgrades and investigated ways to increase efficiency with the building’s smart technology. 

ENERGY STAR® Certification 
Cushman & Wakefield executed a multi-year energy reduction plan to increase the building’s ENERGY STAR score. The strategy included completion of numerous energy conservation measures such as an ASHRAE energy audit and retro-commissioning, resulting in a 10-point ENERGY STAR score increase from a 76 in 2015 to an 86 in early 2020.

FITWEL® Certification 
A Fitwel certification was pursued to take employee health to the next level. In 2019, the property achieved a Fitwel One-Star Building Certification in recognition of its parking garage’s bike lanes and bike storage, its walk score of 94, and its plans to install a new tenant amenity center with a fitness center.
