

01 The Opportunity
General Reinsurance (Gen Re) in Toronto, ON required project management services for approximately 10,360 sf. The Toronto Project & Development Services (PDS) team provided Tenant Improvement and Move Management services, realizing extensive benefit for the client. PDS collaborated with C&W Tenant Representation brokers, who had secured the lease for Gen Re.

02 COST SAVINGS/VALUE-ADD
Over the course of the 12-month project, PDS saved Gen Re $500K in construction costs via consultation, site analysis, and selection efforts. The team negotiated TI allowances and the landlord scope of work so the landlord absorbed costs.
Value engineering during design saved $100K and minimized change orders ($33K) which did not impact the budget. The construction management model the team recommended further reduced change order costs.
