The Warsaw HUB with BMSCare to advance ESG goals and improve energy efficiency

Global real estate services firm Cushman & Wakefield has just successfully implemented an innovative management and energy optimisation system in one of its flagship buildings of its Polish portfolio. This marks a major step towards reducing carbon emissions, saving energy and cutting costs - measures that will benefit both the natural environment and office tenants at The Warsaw HUB.

Reducing energy consumption and emissions as well as tools for automated collection and reporting of building data are among top priorities for office property managers. Therefore, the implementation of innovative building information management systems is one of the key processes supporting the digitalisation of the real estate industry. Precise collection and processing of data on the actual operation of buildings and their systems allows you to optimise and adjust system parameters to the current needs of building users. In addition, this also enables compliance with the guidelines of the revised EPBD on energy performance of buildings and building management systems “having great potential to provide significant energy savings for both consumers and businesses”.
We opted for BMSCare, whose key modules launched at The Warsaw HUB are the Virtual Property Manager and the Virtual Technician. The implementation of two out of three BMSCare modules available saw the building equipped with advanced technologies for monitoring, tracking and day-to-day analysis of data, which allows for precise management of the building’s operation,” says Sylwester Marchewka, Head of Asset Services Operations & Technical, Cushman & Wakefield.

The system enables precise monitoring of energy consumption and the operational carbon footprint of buildings in real time. It helps identify areas with increased energy consumption and automatically verifies whether the level of contracted capacity for service laterals is appropriate.
The system takes innovation a step further by enabling detection of defects in the operation of building systems. This makes it possible to respond quickly to any mechanical failures, and thereby to ensure operational continuity and minimise energy losses. In addition, expert algorithms analyse a large volume of variables to assess the quality of regulation of processes taking place in a building, while AI helps identify the optimal operating point. Any irregularities discovered in a building’s automation systems can be solved to provide a significantly better user experience and optimise the operation of systems.

Support in ESG reporting

The BMS supports landlords and tenants in monitoring the results of their sustainable growth strategies. The benefits provided by building improvements appear instantly in a user’s app. Simple access to required data significantly facilitates the assessment of a building’s operation in terms of ESG, the review of adopted environmental and social indicators, and enables easy data preparation for ESG reports of an organisation and ESG reports for a building,” explains Ilona Otoka, ESG Services Manager, Cushman & Wakefield.
