Plejada Sosnowiec announces lease renewals and major changes for 2025

Plejada Sosnowiec is pleased to report an exceptionally successful second half of the year in terms of lease renegotiations. Tenants that chose to extend their leases include Reserved, Cropp and House of the LPP group, and Euro RTV AGD. Additionally, Rossmann expanded its retail space to 541 sqm, while Sinsay is preparing to open an 880 sqm store in a new format. Plejada Sosnowiec attributes its strong performance to its established presence on the local market, consistent positioning as a leading retail destination in the region, and ambitious growth plans. Looking ahead, the owner of Plejada Sosnowiec, in collaboration with Cushman & Wakefield’s Leasing, Asset Services and Project & Development Services teams, will begin implementing wide-ranging changes early next year

"2025 looks set to bring major changes to Plejada Sosnowiec. In January, work will begin on redeveloping the closed part of the shopping centre into a modern food court and a children’s playground - filling a gap in Plejada’s offering. We will also enhance the tenant mix with new F&B and retail additions. In addition, we would like to strengthen entertainment options to better meet the needs of local residents. GfK’s surveys reveal that many new housing estates have been developed near the shopping centre in recent years, with families raising children comprising the majority of the population. Our goal is to offer them not only an attractive shopping experience but also space for recreation and entertainment,”explains Magdalena Gniazdowska, Retail Leasing Manager, Cushman & Wakefield.

The growth strategy for the shopping centre, focused on adapting its offering to the needs of the local community and consistently strengthening its position in the region, is yielding tangible results. It has not only helped retain anchor tenants but also rekindled their interest. In Plejada Sosnowiec they see both a stable business partner and a retail property with strong growth potential that meets the evolving expectations of customers.
 
"The past six months have been highly intensive in terms of lease renegotiations. Being aware of our plans for growth and upgrades, existing tenants have decided to remain at Plejada Sosnowiec, with some even expanding their footprints. We are also planning to welcome other brands in the coming year, further enhancing the shopping centre’s offering and driving stronger footfall,” adds Magdalena Gniazdowska.

Other tenants who have extended their leases at Plejada Sosnowiec in recent months include Swiss, Alior Express, Sunset Design with its new concept, the local Złoty Róg bakery, Way to Beauty, Esotiq, Plus, Pierre Cardin, and Drogeria Natura.

Furthermore, Cushman & Wakefield notes in its latest report Trends Radar. Real Estate: From Stabilisation To Optimism that next year will see an increase in tenants looking to expand their premises. This is likely to pose a challenge for property managers and landlords. Following its redevelopment and refurbishment, Plejada Sosnowiec is well-positioned to cater to new market demands.

The strategy we have consistently pursued over recent years, encompassing both marketing activities and integrated property management services, has enabled Plejada Sosnowiec to achieve a stable market position. Our goal, however, is to ensure that it becomes the leading shopping centre in the region, which will require further changes and development. Following the first phase of its redevelopment, we are planning to renovate the entrance façade and to upgrade the area of the shopping centre that is already open to customers. In addition to the construction work we are undertaking a number of new marketing initiatives, including the introduction of a refreshed visual identity and communication that will be better suited to both current and new target groups. We will also implement a modern system of indoor advertising, update the website and develop a new marketing and positioning strategy to further support the shopping centre’s growth,” says Paula Bartosik, Director of the Plejada Shopping Centre in Sosnowiec, Asset Services, Cushman & Wakefield.

The Project & Development Services team of Cushman & Wakefield is responsible for the technical aspects of the shopping centre’s refurbishment.
"We provide Plejada Sosnowiec with full support at every stage of the investment process by offering comprehensive project and cost management services. Over the past year, we have dedicated considerable effort to preparing the technical and formal aspects of the project. We have already developed the concept and detailed designs for the planned changes to the shopping centre, are close to completing the tender for a general contractor and are waiting for a redevelopment permit to be issued. We are planning finalise all the formalities by the end of this year or early next year and to begin renovation work in early 2025,” explains Marcin Golly, Associate, Head of Project Management Poland, Project & Development Services.

The concept design for the redevelopment of the shopping centre was prepared by VSF Creative, while Chapman Taylor is responsible for the building permit design, the detailed design and obtaining all the required permits.

Plejada Sosnowiec is located at ul. Staszica 8b and totals more than 20,000 sqm of leasable space, comprising over 80 retail stores, service outlets, F&B and entertainment zones, and a Carrefour hypermarket. The shopping centre was opened in November 2001. The owner is St Martins Europe BV.
