01 The Opportunity
H.H. Angus in Toronto, ON required a new headquarters space. Cushman & Wakefield provided leasing, workplace strategy, and project management services for approximately 56,550 sf between two floors. The building was a new development where our PDS group diligently coordinated the client build-out with the ground-up build. The client occupied the top two floors, connected by a feature internal staircase.

02 COST SAVINGS/VALUE-ADD
Partnership and communication between project, design, and construction management teams helped mitigate risks, resulting in minimal change orders, maintaining a tight project budget, and preserving a healthy contingency fund.
By sole-sourcing a vendor during design development, the team worked collaboratively to develop detailed drawings and value-engineer throughout the project. They completed the feature internal stair on budget and on time for client’s opening.
The broker negotiated significantly reduced administration fees on landlord work and secured additional landlord work at no cost to the client, further contributing to significant cost-savings and added value.
