Get to know a little about the CEO's professional trajectory and what he thinks about Cushman & Wakefield's next steps in the market.
Herman Faigenbaum
He is an architect from the University of Buenos Aires (UBA) with an MBA from Universidad Torcuato Di Tella (UTDT). Executive specialist in real estate management, he has 17 years of experience at Cushman & Wakefield, first as general manager in Argentina and in the last 5 years he has also taken the lead in Chile, Peru and Colombia. Since March 2023, he has been the company's CEO in South America.
Faigenbaum began his career working as an architect and real estate developer, and has continued to expand his professional profile by working in Real Estate Investments and at top organizations such as Harvard University, Movicom BellSouth and Trammel Crow Company in the US. He is Academic Director of the Real Estate Management program at Torcuato Di Tella University, having already worked at Boston University, MIT, University of California-Berkeley, among other institutions.
What to expect from the new leadership
For the new management, Herman says he has not foreseen major changes in the company's strategy. Its objective is to continue promoting growth through integrated work between all countries and all areas of the region: ''This allows us to continue to be close to our customers, so that new companies find in us a fundamental ally to develop its potential and continue to do so with excellence, professionalism, and in a close, creative and transparent way'', he comments.
Brazilian market
When asked about the Brazilian market for the Cushman & Wakefield business, Herman Faigenbaum reflects that despite having gone through the pandemic period, in 2022 Brazil proved to be resilient. Last year's GDP grew by 2.9%, and the job market followed a positive path, impacted by the remains of unemployment. He also mentions that the general government's public accounts will include the year with a primary surplus of BRL 57.1 billion, the government's first since 2013. Inflation, although high, marked the year at a level incompatible with the target in 5.79%.
Services and Opportunities
Specifically speaking about the areas of operations, Cushman & Wakefield is a pioneer in Brazil in Facilities and Property Management services. Its almost 30 years of experience in the local market have provided important expertise to manage all types of assets, including those of greater complexity, such as data centers and hospitals, for example.
In Faigenbaum's opinion there is much opportunity to continue to grow with management services across the country.
The brokerage area in 2023 should continue with stability in new leases in the corporate real estate market, in the same pattern of 2022. Sales transactions should be more present, with opportunities for investments in logistics, especially in urban logistics in large urban centers, and in some less obvious regions, such as the south and northeast.
The CEO's objective is for Cushman & Wakefield to gain a greater share in business in 2023 and he says that the company has already structured itself for this: ''Our complete line of strategic services is capable of supporting clients throughout their real estate cycle'', ends.
