AMERICAS Guide 2025 Highlights
The Americas Fit Out Cost Guide evaluates current costs for Generation 1 and Generation 2 projects across 58 cities across North, Central and South America. While the macroeconomic outlook shows promising improvements, driven by easing global supply chain stress and inflation reduction, the sector continues to face challenges. Persistent labor shortages and permitting delays remain significant obstacles.
Key findings include:
- Flight to quality continues to trend across major markets in the U.S. and Canada
- Occupiers intending to lease high-quality offices will be affected by slower new construction activity, meaning they will need to consider fit outs over new construction
- Approximately 89% of general contractors surveyed in the region feel that clients spent as much or more on ESG features compared to recent data. This accelerated spend has contributed to price increases in commodities used for electrification
- Finding skilled talent remains a challenge
EMEA Guide 2025 Highlights
After a challenging economic and geopolitical landscape in 2024, the EMEA Office Fit Out Cost Guide evaluates average costs for various office fit out standards and the regional macroeconomic environment. The EMEA Guide calculates “all-in” (including furniture, audio visual, professional fees and contingency) and reinstatement costs by submarket, offering a comprehensive insight into expenses involved. The report reflects factors affecting each market's office environment, providing insight into the diverse challenges and opportunities in this dynamic landscape.
This year’s guide analyzes 53 markets across Europe, the Middle East and North Africa, as well as:
- Detailed office fit out cost insights across 53 key cities that include furniture, mechanical and electrical works, construction works, IT, audio visual and miscellaneous costs
- Results from the inaugural Contractor Sentiment Survey, which engaged 55 general contractors across EMEA
- A review of macroeconomic and market conditions, as well as Cushman & Wakefield's outlook for 2025, across these regions
APAC Guide 2025 Highlights
Despite near-term geopolitical and economic uncertainty, Asia Pacific’s economy continues to adapt to evolving conditions and for the most part, central banks have been able to start cutting interest rates as inflation continues to ease. Foreign exchange sensitivities continue to play a role in fit out costs. Interest rates, which have shown a modest decline in in U.S. dollar terms, have risen by 5% on average in local currencies throughout APAC. More widely, regional office demand is expected to remain stable, particularly within high-growth cities in India, though supply will likely exceed demand and push vacancy rates upwards. The outlook is for input costs to increase modestly over the near term, reflecting slowing but positive inflation.
