Plans Revealed for Transformation of Former Liverpool Docks Site

18/08/2020

Plans for the transformation of a site situated next to the historic Stanley Dock in Liverpool have been revealed.

Torus Developments has been chosen to redevelop the site and bring affordable housing options to the iconic city centre location which is adjacent to the start of the Leeds Liverpool Canal.

Cushman & Wakefield has submitted a planning application on behalf of Torus Developments to redevelop the 0.8-hectare, vacant, former industrial site on Lightbody Street. Torus will invest over £30m into the area as part of the group’s £1bn investment in the Liverpool City Region over the next five years.

The proposals seek to build 10, three-bedroom townhouses and 200 apartments consisting of one, two and three bedrooms.

Alongside the residential development, Torus will also bring forward 720 sqm of commercial space, split between new units on the ground floor of the proposed apartment building and the site’s disused railway arches.

A landscaped pedestrian link will be incorporated into the development alongside the North edge of the listed Stanley Flight Canal Locks.

All homes will be available for affordable home ownership through the Rent to Buy scheme. The dwellings are a combination of sizes and typologies, designed to suit the varying needs of future occupiers.

Chris Bowen, Managing Director of Torus Developments, said: “As one of our heartlands, we are dedicated to investing in redeveloping disused sites and bolstering affordable housing options in Liverpool. Lightbody Street is a landmark project for us and is one which encapsulates the City’s heritage and transformative spirit, so we’re delighted to be regenerating this site to meet the needs of future residents.

He added: “Partnering with Cushman & Wakefield on this project made perfect sense to us as we are driven by similar values and will work together to transform the area to make a positive impact on people who live in the planned homes and the community at large.”

Andrew Teage, Partner at Cushman & Wakefield said: “Cushman & Wakefield is delighted to have worked alongside Torus to prepare and submit this planning application. The development will significantly enhance what is currently a vacant site within the Ten Streets regeneration area, providing much needed affordable housing as well commercial floorspace and improvements to the visual and environmental quality of the area.”
