Living Sector Growth Outlook Remains Strong

The European Living sector continues to attract significant investor interest, with nearly 80% of respondents indicating plans to increase allocations over the next five years. This could translate into annual inflows of €70–85 billion, reflecting long-term confidence driven by demographic shifts, structural undersupply, and evolving lifestyle preferences. 

Investor appetite remains focused on the Private Rental Sector (PRS) and Purpose-Built Student Accommodation (PBSA). Interest is also growing in affordable housing and co-living, particularly over the medium term.

Cushman & Wakefield’s 2025 European Living Investor Survey offers a comprehensive view of investor attitudes and market expectations across the region. Drawing on insights from institutional investors managing more than €1.4 trillion in global real estate assets, the report highlights the sector’s resilience and continued appeal despite shifting macroeconomic conditions.

The residential sector in Spain has emerged as a fundamental pillar for investors, driven by shifting market dynamics and improving economic conditions.

Demographic Context and Urbanisation

Spain's demographic landscape plays a crucial role in shaping the residential real estate market. With a population of approximately 48.9 million people as of October 2024, urbanisation is a key factor, with 79.1% of the population living in urban areas. These demographic trends significantly influence housing demand, particularly in major cities like Madrid and Barcelona.

Economic Resilience and Growth

Economically, Spain has stood out for its resilience and growth capacity. The country’s GDP reached $1.62 trillion in 2023, with the services sector contributing 77% of total GDP. Despite various challenges, the economy has maintained an average real GDP growth of 1.7% over the past decade. The unemployment rate, which averaged 18.8% over the ten years to 2022, has shown signs of improvement. These economic indicators provide essential context for understanding investor behaviour and expectations in the residential real estate market.
